Land can often be one of the most valuable assets you could own, however establishing its value is not straight forward. Valuing land can be a very complex and dynamic calculation. The old adage that value is the point where a willing seller and willing buyer meet is still very much the case. However, traditional valuing methods still apply, namely that of a residual land value.

In the case of agricultural land values tend to stay within relatively small parameters. However, in the case of development land and in particular residential development land many factors come into play, such as, planning status, affordable housing, Section 106 requirements and ground conditions. Clearly, also local residential values play a significant part on the valuation of land.
