Bellwood Lettings are a local, independent, family business specialising in Residential Lettings and Property Management covering Staffordshire & South Cheshire. We are fully focused on the priorities and needs of the landlord and unlike estate agents; our loyalties are not divided in dealing with property sales and mortgages. With being able to keep our overheads low compared to high street agents and no VAT charge we can offer very competitive rates. At the moment we are charging a 9% full management fee and only £275 for our Let Only service.
We Are Licensed Agents
Every year, unlicensed agents cause Britain’s landlords unnecessary stress, hassle and sometimes loss of money by giving incorrect or misleading advice or offering poor standards of customer service. As licensed agents with the Association of Residential Lettings Agents (ARLA) you can rest assured that:
• Our agency is covered by their Client Money Protection (CMP) Scheme
• We have Professional Indemnity Insurance
• We are required to carry out at least a minimum level of Continuous Professional Development (CPD) each year
• Our agency voluntarily follows Codes of Practice and Rules of Conduct laid down by ARLA.
• As a requirement of ARLA membership we belong to an independent redress scheme.
• We are members of The Property Ombudsman (TPO).

Out of Hours Service
As a small family agency, we are able to offer, if necessary, initial meetings and visits to your property out of normal office hours, at a time that is convenient to you and your personal property manager will be available Monday to Saturday from 9.00am to 7.00pm to answer any queries. We also carry out viewings seven days a week from 9.00am to 7.00pm.
