Here at the Manchester Estate Agent you will not find a graph detailing the range of packages that we can offer you when it comes to the sale of your property. Instead we take a far more flexible approach to the world of estate agency and focus more on creating a relationship with you, our customer.
There are no sales driven targets for our team. Not us! Instead we teach each and every member of staff that the importance should always be on providing quality not just a quick sale!
If you have a property to sell - we can do that for £995.00 INCLUDING VAT and all chargeable aspects of the sale. A simple and honest price from a simple and honest company who really listen to what you need and works hard to achieve that. Now we know what you are thinking How can I be confident that you can sell my property quickly as well as provide great customer service?
Just because we take a different approach to residential sales, that doesn’t mean that we can’t achieve the same results. We just refuse to trample on any of our customers on the way!
As a client of the Manchester Estate you will have full access to both our landlord and vendor portals 24 hours a day and can view in real time the following:
Current and past statements
Outstanding maintenance reports
All documents that relate to the tenancy including Tenancy agreements, Inventories and any item of correspondence received that relates to the property
Outstanding invoices
All information relating to viewings including in real time applicant feedback
Up to date information on active tenancies including date

The non-patronising approach
If you are an experienced landlord; one that has seen it all and knows their way around the letting laws then you may wonder if you need a lettings management agent?
You might be surprised that our answer is: No you do not! In fact we may just be the only agent to ever say that!
However, what we mean by this bold statement is that as an agent we are here to help as much or as little as we can. We never push our sales talk or ask you to sign up to a range of services that you don’t need. Instead we look at what you need and tailor our service to match that!
YES REALLY!
If all you need is someone to source new tenants then we can do this for £360.00 INCLUDING VAT and all aspects of the inventory and tenancy paperwork.
Our landlords never pay to renew or extend a tenancy that’s just not the way we operate.
You may wonder just how we manage to make any money at all? As a business we do need to bring in some profit and we do this through long term management fees. This equates to not only stability for us but also for the tenant and landlord too. Everyone is a winner.

PROPERTY MANAGEMENT
If you would like to arrange for us to manage your property on a monthly basis then we can fully manage the property for you. We charge £50 INCLUSIVE OF VAT
A low cost for a really great service.

INVESTMENT
Are you a client or portfolio landlord with 10 or more properties? If you are then perhaps you will want to know more about our investment service.
With let fees from £150.00 inclusive of VAT and Management fees from £35.00 inclusive of VAT. We never charge for extension or renewal fees on your properties.

OUR STORY
With over 30 years’ experience between us, we at the Manchester Estate Agent are not only dedicated to each and every tenant and landlord that we have. But we can all provide expert knowledge on the different issues that come with estates management.
For us the story of Manchester Estate Agent started back in 2008; the year that the Principle Partner Kamal Patel decided to go it alone and set up Phoenix Property Management.
Looking further back than that to the fashion faux pas and technological advances of 1988 and we find Kamal working the London Estate Agents. With his enthusiasm, professionalism, drive, ambition and natural gift of the gab Kamal rose quickly in his career becoming an area Manager for large chains such as Nationwide, Prudential and Countrywide.
Since the birth of Phoenix in the heart of Manchester Kamal put plenty of energy into growing the business seeing a portfolio expand from 60 to over 240 clients in just 7 years!
There have been some additions to the team since 2008 with Stephen Chesworth joining in 2010 and Shaun Loughlin in 2013 each one bringing their own unique skills and experience to the every growing business.
With so much growth 2015 has brought about a year of change for Phoenix. It has now risen from the burning fire of its current success to become the Manchester Estate Agent; the place to come for your Estate Agency needs in Manchester.
